The inspector you hire will take a few hours and go over everything in the home and will likely be there for a few hours. You can be present during this home inspection and the inspector should show you the deficiencies in the property. The inspector should look at both the interior and exterior of the home and alert you to potential safety issues. The most common things that the inspectors look for are issues related to the following:
- Damage from water issues
- Any structural issues
- Issues related to roof damage
- Electrical system problems
- Issues related to plumbing in the home
- Pest control issues
- Issues with the air conditioning and heating systems
- Sellers Inspection– the seller’s inspection is the inspection that the seller has before the home is put on the market just to make sure the house is in the proper order to put the home up for sale. Any issues that are found will enable the seller to remedy the issues before the home is placed on the market.
Negotiation of Purchase Agreement
When it comes down to buying a home, you want to make sure you are getting the best deal possible, and you may have general questions about the sale agreement itself and the terms contained therein. Make sure you understand which terms of the agreement are negotiable. As a buyer, you will want to make sure you understand what your obligations are once you sign the agreement. Understanding what a seller’s disclosure statement is and what to do with any issues you may see therein is important. A mortgage contingency which states that the sale can only happen if certain conditions are met is also very important. Knowing your obligations and what needs to be done is key to forcing the sale through. Many of these are negotiable and knowing what can be negotiated and what cannot is extremely important when it comes to sale or purchase of a property.
Title Search and Insurance

Title insurance will need to be secured which will guarantee that if anyone makes a claim to the property in the future you will be covered and will not need to pay to defend that claim. The title insurance company will step in and settle that claim on your behalf.
If you are a landlord or a tenant, having an attorney look over the documents that you are signing is extremely important. Lease agreements often times contain terms which affect the lease period. Knowing who will be responsible for damages and the notice requirements if you wish to break the lease are key. As a landlord, the last thing you want is to have a tenant sign a lease which is not up to the legal standard.
